USFW Wetlands?

One of the more simple aspects of due diligence a potential new landowner can execute is researching and understanding what United States Fish and Wildlife (USFW) wetlands may exist on the land under consideration?  Where there are wetlands, there is no building of any kind without environmental permits, which require a great deal of time & money.  To understand if the land you are considering has designated wetlands go to the USFW website https://www.fws.gov/wetlands/ and locate the property on the map.

In the center of the map the gardens’ hay fields are visible, and what a buyer should appreciate is the wetlands associated with the river are to the west of the property, but there are also wetlands to the east that would preclude access from River Bend Drive to the buildable area of the property.  Crossing the wetlands with a driveway from River Bend Drive will require securing an environmental permit, which without a permit the land is not buildable, and worth significantly less market value.
